FAQ's

DO GOLF SIM CABINS REQUIRE PLANNING PERMISSION?

Our pitched-roof cabins do not require planning permission if they are positioned more than 2m from your boundary. This is because the eaves height is 2.45m and the ridge height is 3.6m, keeping the structure within permitted development rules.

If the cabin is placed within 2m of a boundary, planning permission will be required.

All flat-roof buildings will require planning permission, regardless of their distance from the boundary.

Planning permission is a straightforward process, and we provide all necessary drawings, specifications, and support to help with your application. In our experience, we have never had a planning application refused, even in national parks or protected areas, as we tailor each build to suit its environment.

CAN THE CABIN BE A CUSTOM SIZE/SHAPE TO SUIT MY GARDEN?

Yes, our garden rooms can be fully customised in size and shape to fit your garden space perfectly.

WILL I GET A WARRANTY WITH MY GOLF SIM CABIN?

Yes — every cabin comes with a full warranty package for peace of mind:

  • Structure: 10-year guarantee covering core materials, including the treated timber base/frame, external cladding, and window/door frames.
  • Glazing: 5-year guarantee on double-glazed units.
  • Moving Parts: 2-year guarantee on all hardware and mechanisms.
  • Guttering & Downpipes: 1-year guarantee.

All guarantees apply when the cabin is maintained in line with manufacturer recommendations and cover replacement products/materials (installation or fitting costs may apply).

BASE

During the survey, we’ll assess the ground conditions to ensure the correct foundation system is used. If you already have a concrete slab, we’ll check its integrity; if not, we can install mini-pile foundations. These are small drilled holes filled with concrete and capped, creating strong, long-lasting footings with minimal disruption to your garden.
